OUR PROMISES TO YOU THE TENANTS

As a Tenant if it is the first time you have rented a property it can be quite daunting. We will talk you through any concerns you may have. Some people wish to rent property whilst relocating to the area, or have sold their property and need somewhere for a short period of time until they buy their next property (our tenancy agreements are a minimum of six months). We aim to keep the whole process of renting, straight forward, helpful and simple.  There are some Landlords from time to time who may agree to a shorter let - but you may have to pay an extra fee for this agreement.

  • You will find our office friendly and helpful.
  • We aim to find your ideal property to rent.
  • Most of our viewings are done accompanied by one of our staff
  • Local easy to find office open six days a week (Mon-Fri 9.30am-5pm, Sat 10-3pm)
  • We can arrange viewing outside these hours if required (subject to staff availability)
  • We give you a step by step guide of what will happen from the time you register with us until you move into your property (our tenancy fees and procedures leaflet).
  • We make sure all our properties have the mandatory checks, for Gas & Electrical Safety Certificates, and individual appliance checks, where appropriate.  These are updated every 12 months.
  • All our properties will have a Home Energy Certificate to comply with the new government regulations (as of October 2008).
  • Advice and information regarding utility services and council tax.
  • The Bond is held for any damages, (but a detailed inventory is taken prior to renting a property to safeguard your bond).
  • A simple to understand tenancy agreement, which can be explained step by step prior to signing, with competitive fees.
  • Repairs that are reported to our office, are processed the same day and our aim is to get the problem fixed sooner than later. (This applies to our managed properties)
  • We encourage Landlords to take out policies which covers breakdown of central heating 7 days a week on a 24 hour call out (where appropriate).

We are dedicated to giving you more than just a simple service. Moving into a new home for many is a new and exciting start and we want to keep this process as smooth and enjoyable as possible.

Once you have found a property you wish to view or require further information on any of our properties please contact us and we will arrange a viewing as soon as possible.

If you have not seen a property that fully suits your requirements, please contact us to go on our database. As soon as a property which suits these requirements becomes available we will then contact you, prior to the property being advertised in both the local newspaper and our website.

Once we have found you your perfect new home, the process can begin.

THE PROCESS OF RENTING A PROPERTY WITH LETSMOVE.NET

When you have found the property you wish to rent…

  • Complete our application forms, which includes credit search and employment checks.
  • We then complete the credit search which is returned within 48 hours of sending.
  • When this is completed and checked, if for some reason you do not proceed, the credit search will remain valid for up to three months - providing your circumstances (i.e. employer etc) have not changed.
  • We will send off an employer’s reference request by fax/e-mail to confirm employers details submitted by each applicant.
  • On return of the documentation and providing everything is cleared you can then decide on the date you would like your tenancy agreement to start.
  • Prior to signing the agreement we would ask that you deposit a cheque for the bond, rent and our fees as agreed. This will allow funds to clear.
  • You will also be required to set up a standing order for the subsequent rental payments.

On the date you start your tenancy agreement, you will be met by either Jayne or Julie to confirm/obtain the following:

  1. Signing of tenancy (copy you get to keep)
  2. Meter readings and details of utility suppliers at the start of the tenancy (copy you get to keep)
  3. Copy of your Bond Protection Certificate
  4. Keys to the property
  5. Contact for emergency repairs etc
  6. Handover Inventory prior to starting tenancy agreement (copy you get to keep)
  7. Pack with map and guide to the local amenities should you be new to the area.
