  • No matter if we manage or tenant find only we meet all new tenants at the property and handover keys and take utility readings on the day they move in.  (See tenants page for service offered to them)

  • If we manage your property - and if we are doing our job properly you should e able to forget about it, receive your rental income paid direct to your bank monthly and get your annual accounts statement if requested by you.  Receive a letter giving feedback after our visits to the property - usually every fourth/fifth month whilst the property is let.
  • The other advantage of us managing your property - is that when it is the Bank Holiday or Christmas etc - you do not have to worry about giving the tenant contact details - we would be here to sort any problems!!

Call in at our office, opposite Ripon Cathedral (or telephone 01765 692888.) If calling outside office hours please leave us a message with your name and contact number and we will return your call and make an appointment to visit the property. Office hours: Mon – Fri 0930 – 5pm – Sat 10 -3pm

Or you can e mail our office at infoletsmove.net@btconnect.com and send a brief outline of the type of property you wish to let. Our office will then contact you and make arrangements to come and view the property and give some advice on an achievable rent.

We pride ourselves on making sure your property is marketed to its full potential. This includes good internal photos and very informative descriptions of rooms and features of the property. As an incentive to new Landlords, we are offering extremely competitive rates.

OUR PROPERTY MANAGEMENT SERVICES

Non-Managed - Tenant Find Only

With this management we give you our full service in finding a tenant and placing them in the property.

  • Visit your property and advise on achievable rent
  • Inform you of current safety legislation and obtain certificates where necessary on your behalf
  • Advise on Bond Protection Legislation (legally required since 6 April 2007)
  • Prepare an Inventory if our Bond Protection is taken up. (Backed up with photos held in the office)
  • In house tax advisor
  • Offer accompanied viewings where necessary
  • Advertise your property on the web page and local papers and rightmove.co.uk
  • Arrange viewings for prospective tenants
  • Carry out credit searches
  • Obtain employment references
  • Draw up tenancy agreement that complies with correct statutory notices under the terms of 1988 Housing Act (amended 1996) and assured short hold tenancy will be used
  • Take note of water and utility readings and advise tenant on how to register with current utility suppliers. Also inform the local council tax office of the new tenants’ details.
  • The Landlord will then receive a final letter, statement and invoice with our fees deducted and a copy of the Utility readings, Tenancy and Inventory for their records.
  • Collection of first months rent and bond it is then up to the Landlord to collect all further rents under this service

Managed – Tenant Find and Property Management

  • Visit your property and advise on achievable rent
  • Inform you of current safety legislation and organization certificates where necessary
  • Prepare an Inventory if our Bond Protection is taken up. (Backed up with photos held in the office)
  • In house tax advisor
  • Offer accompanied viewings where necessary
  • Advertise your property on the web page and local papers and rightmove.co.uk
  • Arrange viewings for prospective tenants
  • Carry out credit searches
  • Obtain employment references
  • Draw up tenancy agreement that complies with correct statutory notices under the terms of 1988 Housing Act (amended 1996) and assured short hold tenancy will be used
  • Take note of water and utility readings and advise tenant on how to register with current utility suppliers. Also inform the local council tax office of the new tenants’ details.
